Engineering transformation on a $152M aviation accommodation complex

Owner-side design and commercial control across a 61,019 m² residential development for Qatar Airways Group, where every drawing revision carried six-figure site consequences.

The challenge

A fast-track programme with concurrent design and construction, a client-side approval chain measured in weeks, and MEP coordination across multiple subcontractors. Rework discovered on site would have been unrecoverable against the schedule, and legitimate scope changes were being absorbed rather than claimed.

Our approach

We moved quality control upstream: a federated BIM model as the single source of coordination truth, clash detection resolved before packages were issued, and a design-to-value review on every submittal. In parallel we built a variation register that priced and evidenced scope change as it arose rather than at closeout.

What we delivered
  • —Federated BIM coordination and clash resolution workflow
  • —Submittal and drawing approval pipeline across 903 packages
  • —Value engineering review on MEP and finishes packages
  • —Variation and claims register with commercial evidence trail
  • —QCS and NFPA compliance verification
Results

The model reached 99% clash-free before construction packages were released, eliminating the site rework the programme could not absorb. Proactive variation management converted $770K of legitimate scope change into recovered revenue, and all 903 drawing packages were approved without a schedule-critical rejection.
